Owned by Pomeroy Lodging, Alyeska Resort is a well-established destination located in the remote wilderness of Alaska. Since opening in 1954, the resort has operated year-round, offering extensive skiing and mountain recreation. With approximately 300 rooms and limited surrounding infrastructure, reliable connectivity is essential to both guest operations and services.
Over time, the property became home to a complex portfolio of digital infrastructure, including mobile phone masts, rooftop installations, equipment along ski lift systems, and fibre supporting multiple mobile network operators (MNOs). While these assets generated revenue, managing leases and coordinating with telecoms operators was not core to the resort’s business. As Alyeska began planning significant renovations and site improvements, leadership explored ways to leverage existing assets while simplifying operational responsibilities.
APWireless initiated the conversation in 2020 and quickly recognised that the resort’s infrastructure portfolio was fragmented and not fully documented. To provide clarity, APWireless deployed team members to the site to conduct a detailed, on-the-ground assessment. Working directly at the remote mountain location, the team identified existing assets, reconciled lease information, and helped the resort develop a complete and accurate understanding of its infrastructure and associated revenue.
With this foundation in place, APWireless structured a solution tailored to the property’s unique land arrangements and long-term operational needs. The transaction required coordination across multiple ownership entities, as portions of the infrastructure were located on land owned directly by the resort, while other sites were situated on upper-mountain areas held under long-term agreements with the State of Alaska. Between late 2023 and early 2024, Alyeska completed two customised transactions, releasing approximately US$3.6 million in capital while transferring ongoing lease and telecoms management to a dedicated team. The structure also preserved flexibility for future resort expansion.
The impact was immediate. The capital supported ongoing property renovations, while APWireless assumed responsibility for operator coordination, upgrades, renewals, and access requests. With infrastructure management simplified and predictable revenue in place, Alyeska’s leadership can remain focused on delivering core guest services and continuing to invest in the Alaskan destination.
